If your dream is a little more room to breathe — a pasture for the horses, a workshop out back, or simply no neighbor's fence a few feet from your patio — west Lake County is where Central Florida's wide-open options live. Clermont, Groveland, Minneola and Montverde sit just west of the theme-park traffic, and they offer something most of the Orlando metro can't: genuine acreage within a reasonable drive of Winter Garden and Horizon West. What Acreage Actually Looks Like in West Lake County Today

We pulled active inventory from the Stellar MLS feed inside our Lofty system as of October 2026. Across Clermont, Groveland, Minneola, Montverde and Mascotte, there are roughly 996 active single-family listings. Only about 60 of them sit on a lot of one acre or more, so true acreage is a small slice of the market — around 6 percent.

A quick note on numbers: everything here is asking price on active listings, not closed sales, so treat it as a snapshot of what sellers are hoping for rather than what homes ultimately sell for. With that in mind, the median asking price for the one-acre-plus homes is about $1.25 million, compared with roughly $475,000 for all active single-family homes in the same five towns. Those acreage homes have been listed a median of about 61 days, which tells us buyers are being selective and well-priced properties are the ones getting attention.

Clermont and Groveland: The Sweet Spot for Land

Clermont has the most one-acre-plus inventory, with about 26 active listings and a median ask near $1.15 million. Twelve of those are on five acres or more. If you want lake access, rolling hills and a home with real presence, this is where we usually start.

Groveland is the value story. It has about 17 one-acre-plus listings with a median ask around $975,000, and a median lot size of roughly 5.5 acres. Twelve listings are on five acres or more, and the entry point for acreage is far lower than in Clermont. Buyers who are willing to drive a bit further south and west are often surprised by how much land their budget can cover.

Montverde and Minneola: Estates and Close-In Acreage

Montverde is the luxury end of the acreage market. About 14 active homes sit on an acre or more, and the median ask is well above $3 million, reflecting estate homes, lake views and a quiet, rural-meets-resort feel. Minneola has only a handful of one-acre-plus homes at the moment, but it is growing quickly, and it appeals to buyers who want a little land while staying close to the Turnpike and the newer shopping and dining nearby.

What to Check Before You Fall in Love With a Property

Acreage comes with questions that a typical subdivision home never raises. Before you write an offer, we walk buyers through a short checklist:

  • Water and septic. Many larger parcels use a private well and septic system, which means separate inspections and different maintenance than city utilities.
  • Zoning and animals. Whether you can keep horses, how many, and what outbuildings are allowed depends on the specific parcel and jurisdiction. Confirm with the city or county before you rely on a listing description.
  • Fencing, barns and pastures. Look at condition, drainage and shade. A well-kept pasture is worth real money; a neglected one can mean a costly reset.
  • Access and easements. Ask about road maintenance, shared driveways and any recorded easements.
  • Taxes and insurance. Property tax treatment of agricultural land and insurance for outbuildings vary. Check with the county Property Appraiser and your insurance agent for your situation.

We also encourage buyers to ask about golf cart-friendly streets and trails if that lifestyle matters, since rules differ by community and municipality.

Selling Acreage? Price for the Right Buyer

Land buyers are a smaller, more deliberate audience, and the market data shows it. If you are selling, lead with the details that serious buyers search for: acreage, fenced and cross-fenced areas, barn or workshop specs, well and septic age, and survey information. Professional drone photography matters here, because buyers want to see the whole property at once. Pricing within the realistic range for your corner of the county — Groveland and Clermont can look very different — is the single best way to avoid sitting for months.
