Champions Gate or Davenport FL? Schools, Taxes & Commute Compared
If you have been house hunting along the I-4 corridor south of Disney, you have almost certainly toured in both ChampionsGate and Davenport on the same Saturday. The drive between them takes about ten minutes. The homes look similar in the photos. And then you get to the paperwork and discover that two houses eight minutes apart can sit in different counties, feed different high schools, and carry different tax bills for the rest of the time you own them.
Most comparisons of these two areas are written for vacation-rental buyers. This one is not. This is the conversation we have at Bella Trae Realty with families who are moving here full time — the ones who care less about nightly rates and more about which bus stops at the corner, what the November tax bill looks like, and how long the morning drive really takes.
Start With the County Line, Not the Community Gate
The single most useful thing to understand about this pocket of Central Florida is that it is stitched together from three counties. Osceola, Polk, and Orange all meet near the Four Corners area, and the boundaries do not follow the marketing maps.
Much of ChampionsGate — including the 33896 addresses north of the interchange — falls in Osceola County. Parts of the wider ChampionsGate footprint, and nearly all of what people call Davenport (33837 and 33897), sit in Polk County. Because the line runs through the middle of this market rather than around it, two listings in the same search results can land on opposite sides of it.
Practically, that means you cannot assume anything from the mailing address. A Davenport postal address does not guarantee Polk County, and a ChampionsGate address does not guarantee Osceola. Before you write an offer, verify the county on the property record and verify the school zone by street address. Every point below flows from that one answer.
School Zoning: Two Districts, Two Feeder Patterns
This is where the county line stops being trivia. Osceola County and Polk County run entirely separate school districts, with separate boundaries, separate magnet and choice programs, and separate calendars.
On the Osceola side, ChampionsGate families are generally in the Celebration and Westside feeder orbit — Celebration K-8 and Westside K-8 at the lower grades, with Celebration High School as the zoned high school. Celebration High enrolled roughly 2,680 students in the 2025-26 year, so it is a large comprehensive high school with the range of programs that comes with that size.
On the Polk side, Davenport addresses typically feed Citrus Ridge: A Civics Academy, a K-8 on Sand Mine Road, and then Ridge Community High School on Orchid Drive, which serves both Davenport and Haines City and enrolls a similar figure — around 2,630 students. Davenport High School and Davenport School of the Arts are also in the mix for some addresses and for choice applications.
Neither district is the obvious winner. What matters is that they are different systems. If you have a rising ninth grader with a specific academy or IB path in mind, or a student already on an IEP, the district you land in determines the whole conversation. Both counties publish address-level zone finders, and we run them for our buyers before showings rather than after.
Property Taxes: A Small Millage Gap, Repeated Every Year
Florida buyers relocating from higher-tax states sometimes wave this off. Do not. The two counties are close but not identical, and the difference compounds.
Using 2025 total millage — the rates driving current bills — Polk County runs roughly 16.19 mills, of which about 5.29 funds schools. Osceola County runs roughly 15.23 mills, with about 6.40 going to schools. So Polk is about a mill higher overall, even though Osceola dedicates more of its rate to education.
In dollars: on a $350,000 homesteaded property with the standard $50,000 exemption, that works out to roughly $4,988 a year in Polk versus about $4,730 in Osceola — a gap near $258 annually. That is not going to decide your purchase, but over a ten-year hold it is real money, and it belongs in your monthly number alongside insurance and any CDD assessment attached to the community. Millage rates are set annually, so confirm the current year before you budget.
The Commute Math Nobody Runs Until Week Three
Both areas sit on I-4, which is the whole appeal and the whole problem. From either one you are close to the Disney-area employment cluster, and the drive to Lake Buena Vista or Celebration is short and predictable most of the day.
The difference shows up when your job is not on the theme park side. ChampionsGate sits at its own I-4 interchange, which is a meaningful head start toward downtown Orlando, the Medical City corridor in Lake Nona via 417, or Kissimmee. From Davenport, especially the western 33897 pockets, you are often driving surface roads to reach the interstate before your commute even begins — and US 27 at 7:30 a.m. is its own experience.
Our advice is unglamorous and it works: pick the two addresses you are choosing between, then drive from each one to your actual workplace at your actual departure time on a Tuesday. Not a Sunday. The numbers people get from that exercise routinely change which offer they write.
So Which One Fits a Full-Time Family?
Broadly, ChampionsGate carries a premium and shows it — resort amenities, gated golf frontage, tighter architectural control, and a median list price in the high $400s at recent count, against a Davenport median sale price closer to $360,000. You are paying for the interchange, the amenity package, and the address recognition.
Davenport buys more square footage per dollar and a wider spread of options, from older established streets to brand-new builder inventory. The tradeoff is a market with a heavy short-term-rental presence in some subdivisions, which affects who your neighbors are and how the community feels on a Friday night. If year-round neighbors matter to you, that question is worth asking subdivision by subdivision — not city by city.
One resale note that gets missed: in ChampionsGate, a large share of the buyer pool is investors, so pricing there tracks the vacation-rental market as much as the local one. In the primary-residence pockets of Davenport, your eventual buyer is more likely to be another family. Those are two different exit strategies, and it is worth knowing which one you are signing up for.
