ChampionsGate vs Davenport FL: Fees, Prices & Resort Living
If you have been scrolling listings with a "Davenport, FL" address, you have probably noticed something odd: two homes that look nearly identical can sit in very different neighborhoods with very different monthly costs. That is because "Davenport" is a mailing address that covers several distinct markets. ChampionsGate sits in ZIP 33896, while the rest of Davenport splits mostly across 33837 and 33897. At Bella Trae Realty, we get asked which one is the better buy almost every week, so we pulled the numbers to compare them side by side.
A note on the data: every figure below comes from Stellar MLS active listings as of October 2026, pulled through Lofty. These are asking prices on homes currently for sale (single-family, townhome and condo, rentals excluded), not sold prices. The "annual fees" figure is the recurring HOA/community fee total as reported on each listing.
ChampionsGate vs. the Rest of Davenport: The Snapshot
As of October 2026, ZIP 33896 (the ChampionsGate area) has 535 active listings with a median asking price of $409,990. ZIP 33837 has 721 active listings at a median of $379,000, and ZIP 33897 has 406 at $399,900. So the headline price gap between ChampionsGate and the cheapest Davenport ZIP is about $31,000, which is meaningful but not enormous. The real differences show up when you look at what sits underneath the price.
The Fee Gap Is Bigger Than the Price Gap
This is the number most buyers miss. Among active listings that report recurring fees, the median in the ChampionsGate ZIP is about $6,500 a year. In ZIP 33837 it is about $1,700 a year, and in ZIP 33897 it is about $5,200. That works out to roughly $400 more per month in ChampionsGate than in the lowest-fee Davenport ZIP, which can easily erase the sticker-price savings if you are comparing homes only by list price.
What are you paying for? In ChampionsGate, a large share of listings advertise resort-style amenities: clubhouses, fitness centers, pools, tennis and pickleball courts, and in 76 active listings, golf. Around 148 of the 535 ChampionsGate listings are in gated communities. If you will actually use those amenities, the fees can be good value. If you will not, they are a monthly cost with little return. We always suggest asking for the full fee breakdown, including any CDD assessments, before you fall in love with a floor plan.
Home Type and Age: What You Are Really Choosing Between
ChampionsGate has a much more varied mix. Of the 535 active listings, 305 are single-family homes, 159 are townhomes and 71 are condos, and the median home was built in 2018. In ZIP 33837, the inventory leans heavily toward single-family (592 of 721) and newer construction, with a median build year of 2021. ZIP 33897 skews older, with a median build year of 2006.
That matters for the costs beyond the mortgage. Newer homes tend to bring fewer immediate repair surprises and often simpler insurance conversations, while older homes may need a closer look at the roof and systems. Square footage is nearly identical across all three ZIPs, with medians right around 2,000 square feet, so the choice is less about space and more about lifestyle, age and fees.
How Much Room Do Buyers Have to Negotiate?
Median days on market tell an interesting story. ChampionsGate listings have been sitting about 116 days, compared with about 80 days in ZIP 33837 and about 94 days in ZIP 33897. And across all three areas, roughly 39 percent of active listings have already had a price change since they were listed. In plain terms, sellers in this part of Central Florida are adjusting, and buyers who come prepared have more leverage than the headline prices suggest.
The ChampionsGate area also has the widest spread at the top of the market: 184 of its 535 active listings are priced at $500,000 or more, versus 118 of 721 in ZIP 33837. At the other end, ZIP 33837 has the most options under $300,000, with 135 active listings, compared with 81 in ChampionsGate.
So Which One Is Right for You?
If you want resort amenities, a gated feel and a wider range of home types, and you are comfortable with higher annual fees, ChampionsGate is worth a close look. If monthly cost is your priority and you prefer newer single-family construction, the 33837 side of Davenport often delivers more house for less carrying cost. The 33897 area sits in the middle on price and fees, with older homes and more townhome and condo options.
The smartest move is to compare homes on total monthly cost, not just price: mortgage, insurance, HOA and any CDD fees together. Market numbers shift week to week, so treat this as a snapshot rather than a forecast, and ask us for a current comparison on the specific communities you are considering.
