Clermont's median sale price was $441,790 for the three months ending September 2026, down 4.0% from a year earlier, according to Redfin. Homes took a median of 52 days to sell, up from 36 days a year ago. Realtor.com's October 2026 data puts the median sold price at $452,000, up 3.9%, so the honest read for November 2026 is a Clermont median in the mid-$400,000s with prices roughly flat and homes taking longer to sell.
Sales volume rose while the pace slowed. Redfin counted 285 Clermont homes sold in September 2026, up from 220 in September 2025. Realtor.com showed 1,226 active listings in October 2026, about the same as a year earlier, with a median of 72 days on market for listings.
Clermont FL Prices by ZIP Code
The three Clermont ZIP codes behave differently. Redfin's figures for the three months ending September 2026 show:
- 34711 (downtown, the Chain of Lakes and south toward Kings Ridge): median $444,000, down 1.4%, 56 days to sell, 42.3% of homes with a price drop.
- 34714 (south Clermont along US 27 toward Four Corners): median $430,000, essentially flat at down 0.03%, 55 days to sell, 32.7% with a price drop, and 22.3% selling above list.
- 34715 (north Clermont and the Minneola edge): median $500,000, down 3.9%, 61 days to sell, 37.4% with a price drop.
These ZIP codes reach beyond city limits into unincorporated Lake County, so their sales counts run higher than the city figure.
What Buyers Can Negotiate in Clermont Right Now
Clermont homes sold at 98.7% of list price on Redfin's three-month measure, and about a third of listings cut their price. In 34711, more than four in ten did. A buyer looking at a home that has sat past the area's typical days on market has room to ask for a price adjustment, closing cost help or a rate buydown.
Financing still sets the budget. Freddie Mac's survey put the 30-year fixed rate at 7.24% on October 29, 2026. At that rate, a buyer putting 20% down on the $441,790 city median would borrow about $353,400, with principal and interest near $2,409 a month before taxes, insurance and any HOA or CDD fees.
What Clermont Sellers Should Expect
Sellers are pricing against more competition than a year ago and a longer wait. Redfin shows 22.1% of Clermont homes selling above list, up from the prior year, which tells us well-priced homes still draw strong offers. Overpriced homes are the ones collecting price drops.
Price per square foot gives sellers a quick check. Redfin shows $201 a square foot citywide and Realtor.com shows $223 for October 2026. A list price well above that range for a comparable home needs a clear reason, such as lake frontage, a newer roof or a pool.
