Golf Club Dues in Clermont & Windermere FL: What Buyers Pay
Almost every buyer touring a fairway-lot home asks about the HOA. Far fewer ask the question that actually sets the monthly number: is club membership mandatory here, and what does it cost on top of the HOA? In Clermont and Windermere the answer changes from one gate to the next — and getting it wrong is the single most common budgeting mistake we see in golf community homes across Central Florida.
Here is how the money is really structured, what the current Stellar MLS numbers look like heading into fall, and exactly which documents to demand before you write an offer.
You Are Budgeting Two Monthly Numbers, Not One
Golf communities almost always separate the neighborhood from the club, and they bill you separately:
- HOA dues cover the things every owner uses — gates, common landscaping, roads, sometimes cable and lawn service. Every homeowner pays.
- Club dues cover golf, tennis, fitness, pool and dining. Depending on the community, these are mandatory for every homeowner, optional, or offered in tiers.
Then come the line items buyers forget entirely: a CDD assessment riding on the property tax bill, a food-and-beverage minimum, cart and trail fees, an initiation fee or refundable equity deposit, and periodic capital assessments when the club renovates. None of that shows up in a listing's monthly HOA field. All of it hits your bank account.
Mandatory vs. Optional Changes the Entire Math
This is the first question to ask, and the answer should come in writing, not from a sales center.
Mandatory (bundled) membership means every homeowner pays club dues whether or not they ever pick up a club. The upside is predictability and a well-funded course that protects your view and your resale. The downside is obvious: you pay for golf you may never play.
Optional membership means the club is a separate decision from the house. Keene's Pointe in Windermere is the best-known local example — Golden Bear Club membership is optional and entirely separate from the HOA, and plenty of residents never join.
Then ask whether the membership is equity or non-equity. Equity memberships mean you purchase an ownership stake that may be refundable or transferable under the club's bylaws. Non-equity memberships are pure access — nothing comes back when you sell. Also ask about waitlists and what the club charges to transfer a membership at resale, because both can complicate a closing.
Clermont Golf Communities: The September 2026 Snapshot
Citywide, Clermont has 787 active for-sale listings with a median list price of $450,000 and a median 87 days on market (Stellar MLS data as of September 2026). Inside the golf gates, the picture is more specific:
- Kings Ridge — 18 active listings, median list price $377,000, ranging roughly $275,000 to $469,000, median 102 days on market. In this gated 55+ community the HOA handles lawn care, cable, the 24/7 guarded gate and the amenity centers, while golf is billed as its own separate line.
- Heritage Hills — a thinner 5 active listings, median list price $385,000, median 172 days on market.
Notice that both are sitting longer than Clermont's 87-day citywide median. That gap matters to both sides of the table. For a buyer, a home carrying HOA dues, club dues and taxes for an extra three months gives you real negotiating leverage. For a seller, it is the clearest argument we know for pricing correctly the first week rather than chasing the market down.
Windermere: Where the Club Is Its Own Decision
Windermere runs on a different scale. Citywide there are 244 active for-sale listings with a median list price of $1,082,000 and a median 89 days on market (Stellar MLS, September 2026).
- Keene's Pointe — 14 active listings, median list price $2,019,500, spanning roughly $940,000 to just under $7 million, median 98 days on market.
- Isleworth — 17 active listings, median list price $4,300,000, ranging from $2.8 million to $11.9 million, median 136 days on market.
At these price points club dues rarely make or break an approval. But they still belong in the carrying-cost conversation, particularly for buyers relocating from outside Florida who are already absorbing new property tax and insurance numbers. Sellers: Your Membership Structure Is Part of the Listing
If your community requires membership, lead with what that buys — course conditioning, dining, fitness, social calendar — and quantify it. If membership is optional, say so plainly in the remarks. Buyers routinely assume every golf community is mandatory and quietly screen themselves out of homes they could easily afford.
Before you go live, get your club's transfer fee, initiation requirement and any pending capital assessment in writing. These surface during a buyer's due diligence anyway, and discovering them mid-contract is how otherwise clean deals fall apart. With golf-community medians running 98 to 172 days in these neighborhoods, you want zero avoidable friction as the fall and winter buying season picks up.
Five Documents to Request Before You Write an Offer
- The current HOA budget and reserve study. Underfunded reserves become special assessments.
- The club membership agreement. Confirm mandatory or optional in writing, from the club — not from a neighbor.
- A complete fee schedule. Dues, initiation or equity deposit, food-and-beverage minimum, cart and trail fees.
- Transfer and resale rules. What happens to the membership when you eventually sell?
- Twelve months of board and club minutes. Capital projects and assessments always appear here before they appear on your bill.
