Horizon West FL: Villages, Prices & What Buyers Should Know

Ask ten people where Horizon West is and you will get ten slightly different answers. It does not have its own city hall, its own ZIP code, or a downtown with a welcome sign. Yet it is one of the most searched home-buying areas in Central Florida. Here is how we help buyers and sellers make sense of it at Bella Trae Realty, with fresh numbers from this month.

What Horizon West Actually Is

Horizon West is a master-planned area of unincorporated southwest Orange County, adopted as a concept by the county back in 1995. The plan calls for a town center and five mixed-use villages tied together by greenbelts: Bridgewater, Lakeside Village, Hickory Nut, Ovation, and Seidel. It sits north and west of Walt Disney World, borders Winter Garden to the north and Windermere to the east, and has State Road 429 running through it. The 2020 census counted about 58,101 residents, up from roughly 14,000 in 2010.

That growth explains almost everything about the market. Most homes here are far newer than what you will find in downtown Winter Garden, and many buyers are comparing builder floor plans as much as established streets. One practical note: much of Horizon West shares the 34787 ZIP code with Winter Garden, so MLS searches by ZIP pull in downtown Winter Garden homes, too. The numbers below are for ZIP 34787 as a whole, not Horizon West alone.

What Is on the Market Right Now

Using Stellar MLS data through our Lofty system as of October 2026, ZIP 34787 shows 673 active homes for sale, excluding rentals, vacant land and commercial listings. The median asking price is $583,000, and the median listing has been on the market 75 days. These are asking prices on active listings, not closed sales.

The mix matters more than the headline. Single-family homes are the bulk of the inventory at 445 listings with a median ask of $739,000. Townhomes (111 listings) sit around $449,999, and condos (114 listings) around $249,000. Nearly 300 more listings in the ZIP are already under contract, so there is real buyer activity underneath the inventory.

By price band, the busiest slice is $400,000 to $600,000 with 214 active listings, followed by 147 under $400,000, 130 from $600,000 to $800,000, 105 from $800,000 to $1 million, and 77 above $1 million. For comparison, neighboring Windermere (ZIP 34786) has 227 active listings at a median ask of about $1.09 million.

What Homes Are Actually Selling For

Asking prices are only half the story. According to Redfin, Horizon West's median sale price was $590,000 for the three months ending August 2026, essentially flat from a year earlier. Redfin reported 386 homes sold in August 2026, up about 4.6% year over year, a median of 42 days on market, and homes selling at about 97.8% of list price.

Put the two sources side by side and a useful pattern appears. Active listings have a median of 75 days on the market, while homes that sell move in around 42. In other words, well-priced homes go under contract quickly, and the ones that linger are usually the ones priced above what the market will pay. In ZIP 34787, about 288 of 673 active listings, roughly 43%, have been listed 90 days or longer. Meanwhile 177 were listed within the last 30 days. Those are two very different markets inside one ZIP code. (Different sources measure different things, so treat the Redfin figures as a sold-home reference and the MLS figures as a snapshot of what is available today.)

Tips for Buyers in Horizon West

Long-sitting listings are a negotiating opportunity, but only if you know why a home has sat. Ask your agent to review the price history, any reductions, and how the home compares to recent closed sales on the same street.

Next, budget the whole payment, not just the mortgage. Many Horizon West communities carry an HOA, and some also carry a CDD assessment that shows up on the tax bill. These vary widely by village, builder and phase, so confirm the exact numbers for any address you are considering. Our CDD vs HOA primer explains how to read them.

Finally, compare new and resale carefully. A newer build can come with builder incentives, while a resale may offer a finished yard, window treatments and a seller who has already lived through the first-year punch list. In a market with this much inventory, both can be negotiable.

Tips for Sellers in Horizon West

If you own here, your biggest competitor is probably the house two streets over, built by the same builder and sitting on the market at a higher price. Price against homes that have actually closed, not against listings that have been sitting for months. With homes that sell moving in about six weeks, the first two weeks on the market matter most, so pricing, photography and showing access should be dialed in before you go live.

It also pays to know which segment you are in. A townhome or condo seller faces a different buyer pool, and a different timeline, than a seller of a four-bedroom single-family home. Your agent should show you separate comparables for each, not a blended ZIP average.
