What $300K Buys in Davenport, Clermont & Apopka FL
If $300,000 is the number on your pre-approval letter, you are not priced out of West Orlando and its neighbors. You are simply shopping a different part of the map than you would at $500,000. At Bella Trae Realty, buyers in this range ask us the same question every week: where does $300K stretch the furthest in Central Florida? So we pulled active listings from Stellar MLS to see what is actually on the market in Davenport, Clermont and Apopka right now.
A quick note on the data: every figure below is the asking price on active listings (not sold prices), drawn from Stellar MLS through our listing system as of October 2026. We counted active single-family homes, townhomes and condos only, and left out rentals, vacant land and manufactured homes. "Around $300K" means asking prices between $275,000 and $325,000.
How Much of the Market Sits Near $300K?
Quite a bit, depending on the city. In Davenport, we counted 219 active listings in the $275K to $325K band out of roughly 1,650 active homes, about 13% of the market. Clermont had 46 out of roughly 650 (around 7%), and Apopka had 41 out of roughly 480 (around 8.5%).
The citywide medians tell the story of why. The median asking price on active listings is about $395,000 in Davenport, $440,000 in Apopka and $464,600 in Clermont. A $300K budget sits well below the middle of every one of these markets, but Davenport is by far the most forgiving.
Davenport: Newer Homes and the Most Choices
Davenport is where a $300K budget has the most company. Of the 219 listings in our band, 111 were townhomes, 98 were single-family homes and 10 were condos. The median home in that band was built around 2021, with roughly 1,670 square feet, which works out to a median of about $181 per square foot, the lowest of the three cities.
The trade-off is the extras. Many of these communities carry HOA fees and some carry CDD assessments, and a few allow short-term rental use, which changes the feel of a street. Ask for the full monthly cost of ownership before you fall in love with a floor plan. A lower price per square foot does not always mean a lower payment.
Clermont: Fewer Options, Established Streets
Clermont is the tightest of the three at this price. Our band held 46 homes: 32 single-family and 14 townhomes. The median was a 3-bedroom of about 1,500 square feet, built around 2003, at roughly $204 per square foot.
What you give up in selection you often gain in setting. Older Clermont neighborhoods tend to have mature trees, bigger yards and a short drive to the downtown waterfront and the Chain of Lakes. The flip side is age: with a home built in the early 2000s, ask about the roof, the HVAC and the plumbing early. Those items drive both inspection results and insurance quotes in Florida.
Apopka: Closest to Orlando, With Older Housing Stock
Apopka offered 41 homes in the band (27 single-family and 14 townhomes), with a median size of about 1,350 square feet and a median year built near 1990. Its median price per square foot was the highest of the three, around $222. In exchange, you are buying into a city with a longer history, established neighborhoods and a closer commute to Orlando and the 429.
Because the housing stock skews older, a thorough inspection matters even more here. Budget for the possibility that a roof or an air conditioner will need attention in the first few years, and factor that into your offer.
What the Days-on-Market Numbers Say About Negotiating
Homes near $300K are not flying off the shelf. The median listing in our band had been active for about 72 days in Clermont, 70 in Apopka and 80 in Davenport. That does not mean every home is negotiable, since well-priced and well-kept listings still move quickly, but it does mean you often have room to ask for seller-paid closing costs, a rate buydown or repairs. With the holiday season ahead, some sellers get more flexible as the calendar turns toward year-end.
Before You Choose: Look Beyond the List Price
At $300K, small monthly differences matter. Before you decide, compare these side by side:
- HOA dues, CDD assessments and any special fees
- Roof age, HVAC age and homeowners insurance quotes for the exact address
- Your real commute at rush hour, not the map estimate
- Whether the community allows rentals, which can affect resale and neighbors
Two homes with the same list price can have very different monthly costs, and the right choice is the one that fits your life and your budget over the long run, not just the one with the most square feet.
