What $500K Buys in Winter Garden, Clermont & Ocoee FL

If $500,000 is the number on your pre-approval letter, you are shopping in one of the most interesting price bands in West Orlando. It is also a band where the same budget buys three very different lifestyles depending on which side of the Winter Garden, Clermont and Ocoee map you land on. At Bella Trae Realty, this is one of the most common questions we hear from buyers, so we pulled live listing data to show what the market looks like right now.

A quick note on the numbers: every figure below comes from Stellar MLS data as of October 6, 2026, and reflects asking prices on active for-sale listings in the $450,000–$550,000 range. These are not sold prices, and they will shift as new homes list and others go under contract.

How Much of the Market Sits Near $500K?

The three cities are priced very differently. The median asking price across all active for-sale listings is roughly $605,000 in Winter Garden, about $459,000 in Clermont and about $446,000 in Ocoee. That means $500K is a mid-market budget in Winter Garden, but a move-up budget in the other two.

It shows up in how much inventory you can actually choose from. Of roughly 961 active for-sale listings in Winter Garden, about 150 (16%) fall in the $450K–$550K band. In Clermont it is 197 of about 939 (21%), and in Ocoee it is 54 of about 206 (26%). More choice usually means more room to be picky and to negotiate.

Winter Garden: Newer Construction, Smaller Footprints

In Winter Garden, a $500K budget splits into two camps. Of the 150 listings in the band, 94 are single-family homes and 53 are townhomes. The typical single-family home runs about 2,000 square feet with three bedrooms and three baths, was built around 2019, and sits on a lot of roughly 5,200 square feet. That works out to about $262 per square foot.

Townhomes are the other route, at a median of about 1,800 square feet and a similar price per square foot. If you want to be close to downtown Winter Garden and Plant Street, the Horizon West villages and the 429, this is the trade many buyers make: a newer, lower-maintenance home with a smaller yard in exchange for the location.

Clermont: The Most Square Footage for the Money

Clermont is where $500K stretches furthest. Nearly all of the 197 listings in the band are single-family homes (191), and the typical one offers about 2,300 square feet with four bedrooms and three baths on a lot of roughly 7,000 square feet. The price works out to about $215 per square foot, roughly $47 less per square foot than the Winter Garden single-family median.

Clermont homes in this band are a touch older, with a median build year of 2017, though about 46% were built in 2020 or later. If a bigger floor plan, a pool-ready lot or a short drive to the Chain of Lakes matters more to you than a Winter Garden address, this is the place to look first.

Ocoee: The Biggest Lots and the Lowest Price Per Square Foot

Ocoee is the value play right next door to Winter Garden. Among its 53 single-family homes in the band, the median is about 2,370 square feet with four bedrooms and three baths, at roughly $211 per square foot. Lots are the largest of the three, with a median near 8,300 square feet.

The trade-off is age: the median Ocoee home in this band was built around 2014, and only about a quarter were built in 2020 or later. Older homes can mean a more established neighborhood and mature trees, but they also make roof age, the HVAC and the insurance quote worth a closer look before you write an offer.

What the Days-on-Market Numbers Say About Negotiating

Here is the part buyers like most. In all three cities, the typical home in the $450K–$550K band has been listed for roughly 70 to 77 days. Between 57% and 63% of these listings have been on the market longer than 60 days, and between 35% and 43% have had a price change since they were listed.

That does not mean every seller will take a lowball offer. It does mean the sellers of longer-listed homes have likely already heard from the market. As we head toward the end of the year, a well-prepared buyer with a clean pre-approval has real room to ask for a price adjustment, closing cost help or repairs. Before You Choose: Look Beyond the List Price

Two $500,000 homes can have very different monthly costs. Before you fall for a floor plan, ask for the HOA and any CDD assessment, get a homeowners insurance quote that reflects the roof's age, and confirm the school zoning with the county for the specific address. These three items often swing the true monthly payment more than a small difference in list price.

The right answer also depends on your priorities. Winter Garden tends to reward buyers who want newer construction and a walkable, close-in lifestyle. Clermont rewards buyers who want space and the lakes. Ocoee rewards buyers who want the largest lot for the lowest price per square foot.
