Order of math: the brokerage split comes off the gross first, up to its cap, along with any royalty (a franchise fee, often around 6%) up to its own annual cap. The team split is then taken from the net that remains. Per-file fees apply to every closing. The post-cap fee applies only to closings after the cap is reached. Elite: an agent on the full cap who pays the Elite amount in post-cap fees in a year moves to the lower Elite fee for later closings. At Real an agent can choose a $12,000, $6,000 or $4,000 cap. Agents on a $6,000 or $4,000 team cap do not earn Elite on their own; they get the Elite fee on post-cap closings only when their team lead has reached Elite.
