From marketing to move-out, we handle every step of the rental lifecycle so you don't have to become a part-time property manager between deals.
Our Property Management Process
Before The Property Is Listed
- Fully fill out and sign the management contract and HOA letter
- Sign all rental listing documents for the property
- Professional photos of the property will be scheduled
Once The Property Has Been Listed
- Listed on Zillow, Google, Apartments.com, the MLS, and other rental sites
- Group and individual showings scheduled for the property
- Applicants submit an online application and go through the approval process
Once An Application Is Approved
- Lease documents are prepared and signed, and a move-in date is scheduled
- Owners receive a copy of the lease once all parties have signed
- Any owner-held utilities are confirmed disconnected for the move-in date
Payment Details
- The listing fee is charged on the first payout
- Owners are paid on the 10th of every month (next business day if it falls on a holiday or weekend)
During The Lease
- Owners receive a link to their personal Owner Portal for statements and payouts
- Owners are notified of any large maintenance issues that arise during the term
Lease Renewals
- Our leasing agent reaches out to owners 2–3 months before lease end
- If owner and tenant renew, the renewal fee is charged when the renewal is completed

Current market evaluation for up-to-date rental pricing, re-verification of tenant income, and preparation and signing of all renewal documents.
Covers our office arranging vendor access to the property and following up to confirm the work has been completed properly.
Prices are negotiable for owners with multiple properties.
