Downsizing in Central FL: Winter Garden, Clermont & Windermere

by Rebecca Redman-Hamaoui

If you have raised a family in a big Central Florida home, you already know the feeling: the kids are grown, the extra bedrooms are collecting dust, and the pool cage, the yard and the A/C bill keep asking for attention. Downsizing is one of the most common moves we help with at Bella Trae Realty, and in October 2026 the numbers show an interesting gap between what a large home is listed for and what a smaller, easier-to-live-in home costs across Winter Garden, Clermont and Windermere.

A quick note on the data: the figures below are median asking prices on active listings in the Stellar MLS, pulled on October 14, 2026, excluding rentals and vacant land. They are not sold prices, and every home is different.

What the Active Market Looks Like for Downsizers in October 2026

In Winter Garden, the median asking price for an active single-family home is about $735,000 across 461 listings. Townhomes and condos tell a different story: the median ask for the 224 active townhome and condo listings is about $350,725, and townhomes alone sit near $447,450. In Clermont, single-family homes have a median ask of roughly $480,000 across 579 listings, while townhomes come in around $399,450. In Windermere, single-family homes carry a much higher median ask of about $1,493,000 across 182 listings, while the 39 active townhomes and condos have a median ask near $398,000.

The takeaway: moving from a large single-family home to a townhome or a smaller house can free up serious equity, and that gap is widest in Winter Garden and Windermere.

Size Is the Real Price Driver

If you would rather stay in a single-family home but want less of it, square footage matters more than most people expect. In Winter Garden, active single-family homes of 2,000 square feet or less have a median ask of about $497,000 (92 listings), compared with about $900,000 for homes of 3,000 square feet and up (177 listings). In Clermont the spread is just as wide: roughly $385,000 for homes of 2,000 square feet or less (230 listings) versus about $759,950 for 3,000 square feet and up (108 listings).

That is the comfortable math behind many downsizing decisions. Selling a larger home and buying a smaller one in the same city can leave a meaningful cushion for retirement, travel, or helping family, while keeping you close to the doctors, friends and routines you already know.

Lock-and-Leave Living: Townhomes, Condos and Maintenance-Light Communities

Many downsizers are not chasing a lower price as much as a lighter workload. Townhomes and low-maintenance communities can reduce the time you spend on yard work, exterior upkeep and repairs, which matters if you travel or spend part of the year elsewhere. What is covered varies enormously from one community to the next, so ask what the monthly fee actually includes, whether there is a Community Development District (CDD) assessment on top of the HOA, and how special assessments are handled. We break down that difference in our CDD vs HOA primer on our blog.

It is also worth walking through a few communities at different times of day. A quiet street on a Tuesday morning can feel very different on a Saturday evening, and a one-story floor plan or a first-floor primary suite is much easier to evaluate in person.

Timing Your Sale and Your Purchase

As of mid-October, median time on market for active listings is about 63 days for Winter Garden single-family homes, 72 days in Clermont and 91 days in Windermere, so patience and pricing strategy matter. Many downsizers worry about being caught between two closings, and there are ways to manage it: a flexible closing date, a rent-back after closing, or lining up your next home before you list. With the holidays approaching, it is a good moment to get your current home prepared and priced thoughtfully so it stands out.

Before you decide, talk with your CPA or tax professional about how a sale may affect your situation, and check with your county property appraiser about how your homestead exemption may carry over to a new Florida home. We are real estate professionals, not tax advisors, but we are happy to coordinate with yours.

Your Downsizing Checklist

Start with what you truly want to keep: a one-story layout, a lanai, a golf or lake view, walkability, or proximity to family. Then decide whether you want a single-family home with less square footage or a townhome with fewer responsibilities. Ask your agent for a pricing opinion on your current home before you start shopping, so you know your real budget. Finally, plan the logistics of sorting and moving a home's worth of belongings; starting early makes everything calmer.

Downsizing should feel like gaining freedom, not losing space.
