Rent or Buy in Clermont FL? October 2026 Relocation Math

by Rebecca Redman-Hamaoui

For most people relocating to Clermont FL this fall, renting first costs less each month than buying. Zillow shows an average Clermont rent of $2,500 as of October 23, 2026, while a home at Redfin's median sale price of $441,790 (three months ending September 2026) carries a principal and interest payment of about $2,731 a month with 10% down at Freddie Mac's October 22, 2026 average rate of 7.32%. That gap widens once property taxes and insurance are added. Buying first still wins for some households, especially those who want a Florida homestead exemption for 2027.

The Clermont rental market is steady. Realtor.com puts the median rent at $2,500 a month in October 2026, unchanged from a year earlier, with 318 rental properties listed. On the purchase side, Redfin counted 285 Clermont home sales in September 2026, up 29.7% from 220 a year earlier, so newcomers who buy have more recent sales to compare against than they did in 2025.

What Renting in Clermont FL Costs in October 2026

Three rental sources line up closely for Clermont this month. Zillow lists 335 available rentals with an average rent of $2,500, up $50 from a year ago. Realtor.com reports a $2,500 median rent for October 2026. Zumper, which measures listings from the past 30 days, shows a $2,400 median as of October 25, 2026, across 189 rentals on its site. A fair planning range for a typical Clermont rental is $2,400 to $2,500 a month.

Most Clermont rentals are houses, so bedroom count drives the price more than location. Zumper reports that three and four bedroom units make up over 80% of its Clermont inventory, with a median of $2,300 for three bedrooms and $2,800 for four or more. Zillow's October 2026 figure for a three bedroom is also $2,300. Smaller households have options too: Zumper shows one bedroom units around $1,450 and two bedrooms around $1,819.

Zillow rates the Clermont rental market as "cool" based on renter demand, and its average rent dipped $50 from the prior month. For a relocating family, that usually means a few choices at once and some room to ask about lease length or move-in timing.

What Buying a Home in Clermont Costs Right Now

Purchase prices depend on which source you read, so here they are side by side.

Source and period Measure Figure Year over year
Redfin, 3 months ending Sep 2026 Median sale price $441,790 Down 4.0%
Redfin, 3 months ending Sep 2026 Median days on market 52 days 36 days a year earlier
Redfin, Sep 2026 Sale to list price 98.7% Up 0.8 points
Realtor.com, Oct 2026 Median sold price $452,000 Up 3.9%
Realtor.com, Oct 2026 Median listing price $469,950 Up 1.9%
Realtor.com, Oct 2026 Active listings 1,226 Up 0.2%
Zillow Home Value Index, Sep 30, 2026 Typical home value $427,392 Down 1.6%

The two sold medians put a typical Clermont home between about $442,000 and $452,000, and Zillow's typical value of $427,392 sits a little below that range. The sources disagree on direction over the past year, with Redfin showing a 4.0% decline and Realtor.com a 3.9% gain, so the fairest reading is that prices have been roughly flat.

Buyers have some room to negotiate. Redfin reports the average Clermont home selling for about 2% below list price, and 34.0% of homes had a price drop in September 2026. Well-priced homes still go fast: Redfin's "hot homes" sell near list price and go pending in about 26 days, and 22.1% of homes sold above list.

Rent vs Buy in Clermont: A Monthly Payment Example

Here is a worked example using this month's figures. It is a starting point for a conversation with your lender and does not replace a loan estimate.

Take a home at Redfin's median sale price of $441,790. With 10% down ($44,179), the loan is $397,611. At Freddie Mac's 30-year fixed average of 7.32% for the week of October 22, 2026, principal and interest come to about $2,731 a month. With 20% down, the same home runs about $2,428 a month in principal and interest. Freddie Mac's survey assumes 20% down and excellent credit, so your own rate may be higher or lower.

Property taxes, homeowners insurance and any HOA or CDD fee come on top of that payment. These vary widely by address in Clermont, so get an insurance quote and look up the parcel's tax bill with the Lake County Property Appraiser before you compare. In most cases, a newcomer who buys at the median will pay several hundred dollars more each month than a renter in a similar home. The trade is equity and control over the property.

Closing costs and moving twice also belong in the math. A family that rents for a year and then buys pays moving costs twice. A family that buys right away pays closing costs once but takes on the risk of choosing a neighborhood before living in the area.

When Renting First Makes Sense for a Clermont Relocation

Renting first works well for buyers who do not know the area yet. Clermont covers a lot of ground, from the older streets near downtown and Waterfront Park to newer subdivisions along US 27 heading south. A lease gives you a year to drive your real commute at rush hour, try the South Lake Trail on a weekend, and see which parts of town fit your routine.

School zoning is another reason to wait. Lake County attendance zones can change as new schools open, and ratings vary across the city. GreatSchools ratings shown on Redfin in October 2026 range from 9 out of 10 at Cypress Ridge Elementary to 5 out of 10 at Aurelia Cole Academy. Renting near the school you want lets you confirm the zone with Lake County Schools before you buy an address that depends on it.

Renting also makes sense if your income or job start date is uncertain, if you are selling a home in another state and want to avoid carrying two mortgages, or if you need time to build up reserves for Florida insurance and closing costs. Many lenders want to see a steady new paycheck before they approve a loan after a job change.

When Buying Right Away Makes Sense in Clermont

Buying first fits households that already know where they want to live and plan to stay for years. If you have visited Clermont several times, have a job or remote role secured, and have your down payment ready, renting for a year may only add a second move and a year of rent with no equity.

The Florida homestead exemption is a real timing factor. To qualify for a given tax year, you generally need to own the home and live in it as your permanent residence on January 1, then file with the county property appraiser by March 1. A buyer who closes and occupies a Clermont home before January 1, 2027 can apply for the 2027 exemption. One who buys later in 2027 waits until 2028. Confirm your eligibility with the Lake County Property Appraiser, since rules depend on your residency details.

Two details matter for out-of-state movers. The Lake County Property Appraiser notes that if you buy and move in after January 1, you can pre-file for the following tax year. Its application also warns that Florida does not allow dual exemptions, so a household still receiving a residency-based benefit on a home in another state, such as New York's STAR credit, may need to show it was cancelled.

Current market conditions also give buyers some leverage. With homes taking a median of 52 days to sell according to Redfin, up from 36 days a year earlier, many sellers will consider credits toward closing costs or a rate buydown. Our team can pull recent sales in the specific Clermont neighborhoods you are considering so you know which homes are priced to sell.
