Windermere vs Dr. Phillips FL: Where Luxury Dollars Go Further

by Rebecca Redman-Hamaoui

If you're shopping Southwest Orange County with a luxury-leaning budget, two names keep coming up: Windermere and Dr. Phillips. They sit only a short drive apart, yet they deliver very different homes for the money. After pulling the current numbers from Stellar MLS, the gap is bigger than most buyers expect, and it changes how you should shop each one.

About the numbers: figures below are asking prices on active for-sale listings (not sold prices), pulled from Stellar MLS data as of October 12, 2026. Rentals, vacant land and commercial listings are excluded. Windermere reflects a city search; Dr. Phillips reflects ZIP code 32819. Asking prices are a snapshot of what sellers want, not what homes will close for.

The Snapshot: Two Very Different Price Tiers

Windermere had 220 active for-sale listings in October, 181 of them single-family homes. The median asking price for those single-family homes was about $1,498,000, with a median size near 3,700 square feet. In Dr. Phillips (ZIP 32819), 74 single-family homes were active with a median ask of roughly $735,000 and a median size around 2,600 square feet.

On a per-square-foot basis the difference holds up: roughly $402 in Windermere versus about $302 in Dr. Phillips. That's not a small premium, and it's worth understanding what you are paying for before you decide it's worth it.

What Your Budget Buys in Windermere

Windermere is a luxury market at its core. Of the 181 single-family listings, 117 were asking $1 million or more, and 72 were asking $2 million or more. Only 41 were under $750,000. Homes skew newer (the median build year was around 2005), larger, and often sit on bigger lots, many with lake access or gated, amenity-rich communities.

If you want water, space, and a more private feel, Windermere's inventory is built for you. Buyers shopping the lower end will find more townhomes and condos instead: 39 active listings with a median ask near $399,000, a different product that carries a different lifestyle.

What Your Budget Buys in Dr. Phillips

Dr. Phillips is where the same dollars stretch further, particularly under $1 million. Of the 74 single-family listings, 38 were asking under $750,000, and only 24 were at $1 million or higher. The median build year was closer to 1986, which tells you many homes are established, mature-lot properties rather than new construction.

That age matters. A home from the 1980s may come with a roof, plumbing, windows or electrical that's due for attention. In Florida, roof age and the home's insurability can move your monthly cost more than the list price does, so budget for inspections and ask for insurance quotes early. Dr. Phillips also has a much deeper condo and townhome market: 123 active listings with a median ask near $389,000, which gives buyers a wider entry point than Windermere offers.

Days on Market and Negotiating Room

Currently active listings in both areas have been sitting a while. The median time on market so far was about 89 days in Windermere and 101 days in Dr. Phillips. Those are listings that have not sold yet, so the figure is not the same as a final sale timeline, but it does point to one thing: in both markets, buyers have time to be thoughtful.

With the holidays approaching, many sellers who haven't had a contract will reassess pricing or terms. If a home has lingered, ask your agent about the price history, and consider a stronger offer on terms such as inspection timing or closing date rather than only price. If you're a seller, this is also your signal: pricing right the first time matters more than waiting for a January bump.

How to Choose Between Them

A simple way to decide is to start with the home you want and work backward.

  • Choose Windermere if lake living, larger homes, newer construction and a quieter, more residential feel rank above everything else, and your budget starts near the seven figures.
  • Choose Dr. Phillips if you want established neighborhoods, a lower price per square foot, more condo and townhome options, and a wider range of homes under $750,000.
  • Drive both at rush hour. Commute and daily routine matter more than a number on a spreadsheet.

Also compare the full monthly cost, not only the price: insurance, HOA or community fees, and property taxes can differ meaningfully between two homes that look alike. For tax or legal questions on a specific purchase, speak with the county property appraiser or a qualified professional.
