Choosing a Florida Lender and Why Local Matters: Transaction Step 4
Most buyers pick a lender the same way: search today's mortgage rate, find the lowest number on a screen, call that company. Then they hit a Florida file — and find out the number was never the hard part.
As of the week of September 17, 2026, Freddie Mac's weekly survey put the average 30-year fixed at 6.95% and the 15-year at 6.26%. Rates move every week, and every lender working Winter Garden, Horizon West, Clermont and Davenport is quoting inside a fairly narrow band of that. What varies enormously from lender to lender is whether they have seen what Florida does to a loan file. That is what Step 4 is about.
Rate Is the Headline. Approval Is the Product.
You are not really buying an interest rate. You are buying an on-time approval, a clean Closing Disclosure, and a lender who picks up the phone at 5:45 on a Friday when the title company needs one more document.
In Central Florida, the deal that falls apart is rarely the one where somebody miscalculated income. It is the one where nobody asked about the roof until day 24, or where the condo association's paperwork showed up three days before closing. A lender who closes here every week builds those questions into the first conversation. A national call center works from a checklist that was not written with Florida in mind.
The Florida Problems a Local Lender Has Already Met
- Insurance has to bind before you close. Your lender needs a real, bindable homeowners policy, not a screenshot of a quote. Many of Florida's newer carriers underwrite tightly on roof age and prior water claims, so a house that looked comfortable on a payment calculator can come back with a premium that moves your debt-to-income ratio. A local loan officer asks the roof's age in week one, not week three.
- Flood is its own conversation. Plenty of Horizon West and St. Cloud addresses sit well outside a high-risk flood zone. Plenty of others, near the Clermont chain of lakes or the low ground west of Ocoee, do not. If a lender waits for the appraisal to discover the zone, you have lost days you needed.
- HOA dues and CDD assessments both count. Across Horizon West, Waterleigh, ChampionsGate and much of Davenport, the monthly HOA figure and the annual CDD line both land in your qualifying ratios. A lender who has never underwritten a CDD community sometimes misses the second one entirely — which is how a comfortable approval quietly becomes a repriced one.
The Condo Rule That Changed in August
If a condo or a resort-zoned townhome is anywhere in your plan — and around ChampionsGate and Davenport it very often is — this one matters. Fannie Mae's Lender Letter LL-2026-03, issued March 18, 2026, retired the Limited Review process for established projects, and lenders had to implement the change for applications dated on or after August 3, 2026. The streamlined path that let a lender skip a project's financial analysis is gone. Established projects now go through a Full Review or qualify for a waiver of project review.
In practice that means your lender is reading the association's budget, reserves, delinquency rate, insurance and litigation disclosure. Fannie Mae's Condo Project Manager can return ineligible conditions for a project with insufficient insurance, critical repairs or pending litigation. That does not stop a sale outright, but it narrows the buyer pool toward cash, portfolio and, where they apply, government loans.
So ask any lender you are interviewing a blunt question: how many Central Florida condo projects have you taken through Full Review since August? If the answer is a pause, keep shopping. And confirm a specific project's current status through your lender before you write an offer on it.
How to Compare Lenders Without Wrecking Your Credit
Once you formally apply, a lender must give you a Loan Estimate within three business days, and every lender uses the same standardized form. That is the whole point of it. Page two lines up against page two, and the difference between a genuinely good quote and a dressed-up one shows up in origination charges and points rather than in the headline rate.
The credit worry is mostly handled for you. FICO's newer scoring models treat mortgage inquiries made inside a 45-day window as a single inquiry; older models use a 14-day window, and some lenders still run those. So shop deliberately, keep it inside about two weeks, and collect real Loan Estimates instead of verbal quotes. Three serious applications in ten days is a normal, sane way to buy a house.
Five Questions Worth Asking Before You Choose
- Who underwrites my file, and are they in Florida?
- How many closings did you do last month in Orange, Lake, Osceola or Polk County?
- What is your lock policy if my closing date moves, and what does an extension cost?
- Will you talk directly to the listing agent when we write the offer?
- What is the one thing about this property that worries you today?
That last question is the tell. A lender who has closed a few hundred Central Florida files will name the roof, the condo documents or the CDD line without hesitating.
