How to Get Mortgage-Ready in Florida: Transaction Step 1

We are starting where every successful Florida purchase actually starts. Not on Zillow. Not at an open house in Winter Garden on a Sunday afternoon. With a lender.

Why Step One Is a Lender, Not a Listing

In Central Florida, a listing agent will ask for proof of funds or a pre-approval letter before they present your offer — and in a lot of cases before they will even let you through the door. An offer without one is not really an offer. It is a wish.

There is a second reason, and it is the one buyers underestimate. The lender conversation is where you find out what you can comfortably carry, which in Florida is a very different number from what you qualify for. More on that below.

Pre-Qualified, Pre-Approved, Underwritten: Know Which One You Have

These three words get used interchangeably. They are not the same thing.

  • Pre-qualified is a conversation. You tell a loan officer your income, debts and credit, and they tell you roughly what you might borrow. Nothing has been verified. It carries very little weight with a seller.
  • Pre-approved means you submitted documents — pay stubs, W-2s or returns, bank statements — and the lender pulled your credit and reviewed them. This is the letter you want in hand before you tour.
  • Underwritten approval (sometimes called a TBD approval or a fully underwritten pre-approval) means an actual underwriter has cleared your file, and the only thing left is the property. In a multiple-offer situation on a Horizon West or Clermont listing, this is the letter that separates you from the field.

Ask your lender in plain language which one they are giving you, and how long it is good for. Most letters run 60 to 90 days, and credit reports age out.

The Florida Numbers That Quietly Change Your Budget

Here is where out-of-state buyers get surprised. Your monthly payment is not just principal and interest. In Florida, three line items do a lot of damage to a budget that looked fine on a national mortgage calculator.

Homeowners insurance. As of July 2026, industry estimates for a typical Florida home with roughly $300,000 in dwelling coverage put annual premiums in the range of about $3,150 in Lake County, $3,250 in Polk, $3,450 in Orange and $3,650 in Osceola. Those are averages, not quotes — your actual number swings hard on roof age, construction type, deductible and wind mitigation credits. The practical advice: get an insurance quote on a specific address before you are emotionally committed to it, because your lender will fold that premium into your qualifying ratios.

Property taxes. The tax bill the seller is paying is not the bill you will pay. When a Florida property sells, the assessed value resets, and any homestead protection the seller had built up does not transfer to you. Budgeting off the current owner's taxes is one of the most common and most expensive mistakes we see.

CDD and HOA obligations. Across Horizon West, Hamlin, Waterleigh, ChampionsGate and much of the newer inventory in Davenport, a Community Development District assessment rides along with the property taxes, on top of HOA dues. Two homes at the same price can carry meaningfully different monthly costs. Your lender counts these.

Know the 2026 Loan Limits Before You Fall in Love With a Price Point

For 2026, the baseline conforming loan limit for a one-unit property is $832,750, and Orange, Lake, Osceola and Polk counties all sit at that baseline. Above it, you are in jumbo territory, which generally means different down payment, reserve and documentation standards.

On the FHA side, Orange County's 2026 single-family limit sits at the national floor of $541,287. If you are planning on FHA financing, that ceiling is worth knowing before you start touring homes priced above it.

Down Payment Help: Florida Hometown Heroes

Florida's Hometown Heroes program reopened on July 13, 2026 with $50 million in funding, offered first-come, first-served through participating lenders. It provides down payment and closing cost assistance of 5% of the loan amount, between $10,000 and $35,000, structured as a 0% interest deferred second mortgage with no monthly payment.

In broad strokes, you need to work for a Florida-based employer in an eligible occupation, meet a minimum 640 credit score, fall under county income limits, and generally not have owned a primary residence in the past three years — with exemptions for veterans and for buyers in federally designated targeted areas. Only one borrower on the loan has to meet the occupation requirement.

Funds are limited and the program has run out in past cycles. If you think you qualify, the move is to get pre-approved with a participating lender now rather than after you find a house.

What to Have Ready Before You Make the Call

You will move faster if you gather this first:

  • Two most recent pay stubs, and two years of W-2s or tax returns if you are self-employed or commissioned
  • Two months of statements for every account you will draw the down payment from
  • A rough list of monthly debts — car notes, student loans, credit card minimums, child support
  • Your own honest ceiling for a monthly payment, written down before anyone tells you a number
  • Documentation of any gift funds, and where they are coming from

One more thing, and we will repeat it all series: once you are in process, do not open new credit, change jobs, or move large sums between accounts without telling your loan officer first. Deals fall apart over this at the finish line.
