How to Verify School Zoning in Orange, Lake, Osceola and Polk FL
The only school assignment that counts is the one the school district attaches to a specific street address. In Central Florida that matters, because a short drive west of Orlando can take you across four county lines and four separate school districts: Orange County Public Schools, Lake County Schools, the School District of Osceola County and Polk County Public Schools.
Buyers feel this most along the county edges, where home prices also differ widely from one city to the next. As of September 2026, the latest month published, Redfin put the Winter Garden median sale price at $599,714 for the three months ending September, while Zillow's home value index for Winter Garden was $568,910. In Davenport the same two sources showed $346,835 and $339,332. Both figures are aggregator data from Redfin and Zillow, and neither comes from the MLS. The two sources measure different things, so read Winter Garden as roughly $569,000 to $600,000 and Davenport as roughly $339,000 to $347,000. At those prices, the zoning check deserves ten careful minutes before you write an offer.
Start With the Address, Then Confirm the County
Listing remarks, builder sales sheets and neighborhood websites often name schools. Treat those as a starting point, since boundaries can change after they are printed. Rely on the district's own tool, and note that even the districts tell you to confirm. Orange County Public Schools notes in its Find My School disclaimer that some zoning data may not be accurate and that the user carries the burden of checking it.
First, confirm which county the home sits in. The mailing city on an address follows postal routing, which does not always match the county line. Lake, Orange, Osceola and Polk counties built a joint tool at fourcornersfl.us for this. Osceola County's September 2025 announcement notes that postal addresses in the Four Corners area are often assigned by mail routing over actual geography. Type in the address and the tool shows which county serves it, with links to that county's school district and property appraiser.
Orange County: Winter Garden, Windermere and Ocoee
For Winter Garden, Windermere and Ocoee addresses, use the Find My School page on ocps.net. Search by text or by map, entering the house number and the first part of the street name. Assignments follow the parent or legal guardian's address.
Two details on that page matter to buyers. First, OCPS states that search results do not reflect rezoning changes approved during the current school year. Second, next year's attendance zones become available after July 31 each year. OCPS also posts 2026-27 attendance zone maps and a School Rezoning page listing proposals and board-approved changes. Under Board Policy JC, a rezoning goes through community meetings, a rule development workshop and a public hearing. The approved list shows how often this touches our area: the new Ovation Elementary zone in Horizon West took effect for 2026-27 under a rezoning approved November 12, 2024 that affected Water Spring and Panther Lake elementary schools, and a targeted Ocoee Middle and Robinswood Middle rezoning was approved December 9, 2025. As of October 26, 2026, the page listed no new proposals in the works. For questions, the OCPS Student Enrollment Office is at 407-317-3233.
Lake County: Clermont and Minneola
Lake County Schools offers a School Locator on lake.k12.fl.us for Clermont, Minneola and the rest of the county. When Minneola Horizon Academy K-8 was planned for the Hills of Minneola, Lake County Schools adjusted attendance boundaries effective August 2025 to relieve crowding at nearby schools, and the School Board approved one of several boundary options. The district lists redistricting@lake.k12.fl.us and 352-253-6693 for boundary questions.
As the Minneola and Horizon West examples show, boundaries shift around fast-growing new-construction areas when new schools open. A Clermont or Minneola home that was zoned one way when the community launched may be zoned differently today.
Osceola and Polk: Kissimmee, St. Cloud, ChampionsGate and Davenport
The School District of Osceola County covers Kissimmee and St. Cloud. Its School Zoning and Rezoning page links to a BusPlanner search called Which School do I Attend?, where you enter the street number, street name, municipality and grade. The municipality list in that tool includes Davenport, Clermont, Four Corners and Winter Garden alongside Kissimmee and St. Cloud, which tells you that a Davenport or Clermont mailing address can sit inside Osceola County. The district notes that boundaries often follow the middle of a street, so opposite sides can be zoned differently. Its GIS team is at 407-483-3671.
Polk County Public Schools covers Davenport and the Polk side of ChampionsGate. ChampionsGate is a single master-planned community that spans both Osceola and Polk counties, so two homes in the same community can fall under different districts. Polk's Address Zoning tool at azua.polk-fl.net returns the zoned elementary, middle and high school once you pick your exact address, and the district's GeoZone map shows zones for the 2026-27 school year. Polk approved new high school boundaries in January 2026 that took effect this school year. The upcoming map also shows a zone for a new high school planned in the Poinciana area, which will not take effect until that school opens in 2028/2029; until then the area stays in the Haines City High School boundary. Pupil Accounting is at 863-519-7600, option 1.
Zoned Schools Are One Option Among Several
The zoned school is the default, and each district runs choice programs with their own deadlines. OCPS offers 34 magnet programs and 15 scholastic academies, and applications for the 2027-28 school year opened October 15, 2026 and close December 18, 2026. Osceola runs its choice programs through myosceolachoice.school. Polk handles magnet, choice and career academy applications separately, and under its new high school boundaries, rising ninth graders enroll at their zoned school with no sibling priority unless they apply to a choice program. Lake County runs an Educational Choice transfer process that depends on open seats and family-provided transportation. Charter schools are a separate option; Lake noted its Minneola boundary change did not affect charter school enrollment.
Buying an address never guarantees a magnet or choice seat, so plan around the zoned school.
A Simple Checklist Before You Write an Offer
Here is the routine we suggest to buyers working with Bella Trae Realty. Confirm the county with the Four Corners tool or the county property appraiser. Run the exact address through that county's school district tool. Check the district's rezoning page for anything approved or proposed for next year. Save dated screenshots of each result. Finally, call or email the district to confirm the assignment for your address and your child's grade, since the district has the final word on enrollment.
This guide is educational and describes how these tools generally work. School assignments, programs and deadlines change, so confirm every detail with the school district before relying on it. Bella Trae Realty helps buyers across Winter Garden, Windermere, Clermont, Kissimmee and Davenport answer these county-line questions early in the search.
