About the Builders: Lennar and ABD Development

Lennar is the volume builder at Providence and runs two collections here. Its "Everything's Included" approach bundles appliances, window blinds, and smart-home features into the base price rather than selling them as upgrades — which makes budgeting simpler for first-time and relocating buyers.

ABD Development is the opposite end of the spectrum: a Central Florida custom builder since the 1980s, named Custom Homebuilder of the Year by the Orlando Business Journal five times and a repeat Parade of Homes winner. At Hampton Green, ABD offers unrestricted selections through its own design center, so buyers are not boxed into a fixed options list.

Floor Plans & Pricing

Lennar — Classic Collection (from $404,490): Single-family plans including the Walsh (4 bd / 2 ba / 1,872 sq ft), Hendrix (4 bd / 3 ba / 2,175 sq ft), McCartney (4 bd / 3 ba / 2,366 sq ft), Napali (5 bd / 3 ba / 2,546 sq ft), and Dylan (5 bd / 4 ba / 3,011 sq ft).

Lennar — Garden Hills Chateau Collection (from $486,490): Next Gen® plans with a private suite — separate entrance, bedroom, living area, kitchenette, and bath — built into the main house. The Riviera (4 bd / 3 ba / 2,650 sq ft, from $523,490) and Inverness (4 bd / 3.5 ba / 2,911 sq ft) lead this group. This is a genuinely useful layout for multigenerational households or a live-in parent.

ABD — Hampton Green (from $670,000): Eight estate and executive plans from 1,904 to 3,342 sq ft, sited on the back nine with golf course and conservation views. The Marbella 3BR and Courtyard 3BR start at $670,000; the Aspen Estate (4 bd / 4 ba / 3,342 sq ft) tops out near $1,295,000. Several courtyard plans wrap around a private outdoor space built for a custom pool.

Amenities

Providence is amenity-heavy for the money. Residents get an 18-hole Michael Dasher–designed golf course, a residents-only clubhouse with an on-site restaurant and bar, two pools (a lap pool plus a resort-style pool with water slides), a fitness center and aerobics studio, tennis and pickleball courts, a basketball court, walking trails, a dog park, and a tot lot and playground. A 24-hour manned guard gate with roaming security covers the whole community.

One honest caveat: the golf course is operated separately and is not covered by your HOA dues. Residents are typically offered preferred rates, but budget golf as its own line item.

Location: What Is Near Providence in Davenport?

Davenport sits in the I-4 / US-27 corridor, which is exactly why this area keeps growing. Posner Park — outlet shopping, restaurants, and a movie theater — is minutes away, and AdventHealth Heart of Florida provides full hospital care nearby. Walt Disney World and the Orlando attractions corridor are roughly 20–25 minutes out, and ChampionsGate, Reunion, and Celebration are all short drives. For outdoor time, Lake Play Park and the 6,000-acre Hilochee Wildlife Management Area are close by, and the Tom Fellows Community Center adds gyms, a fitness center, and a media center.

What Makes Providence Stand Out?

Three things separate Providence from most new build communities near Davenport. First, the cost structure: roughly $130 a month in HOA dues and no CDD assessment is unusual for a gated golf community of this size — many comparable Central Florida masterplans layer a CDD bond on top of dues, adding thousands per year. Second, the price ladder: few communities let a buyer choose between a $404K production home and a $1.2M custom estate behind the same gate, which helps protect value at the entry level. Third, genuine security — a manned gate, not just a code box.

Who is it for? Move-up families who want space and amenities without Horizon West pricing, multigenerational buyers drawn to the Next Gen® plans, remote workers who value the I-4 access, and golfers who want to live on the course. Buyers who need Orange County schools or a sub-15-minute Disney commute may prefer Winter Garden or Horizon West instead.
