Winter Garden Days on Market by Area
Redfin's three-month figures ending September 2026 show how pace and price change by pocket:
- Winter Garden city: median sale $599,714, 54 days on market, $255 per square foot, 40.5% with a price drop, 97.7% sale-to-list.
- ZIP 34787: median sale $619,818 (+8.2% year over year), 54 days, $255 per square foot. This ZIP covers much of Winter Garden plus parts of Horizon West, so September volume was 551 sales, above the city count.
- Horizon West: median sale $612,208 (+5.6%), 54 days (up from 41 a year earlier), $249 per square foot, 38.4% with a price cut.
- Hamlin: median sale $655,021 (+21.3%), 50 days, $261 per square foot, only 23.1% with a price drop and a 98.0% sale-to-list ratio. September volume was 65 sales, so treat that jump as a smaller sample.
Hamlin is holding closer to ask than the broader Winter Garden and Horizon West averages, while citywide and Horizon West sold homes are still taking about eight weeks.
What Buyers Can Negotiate in Winter Garden Right Now
Separate sold days on market from listing days on market. Redfin's 54-day sold median and Realtor.com's 80-day listing median for ZIP 34787 both matter. A home that has sat past the area's typical sold pace, especially one with a price drop, often has room for a price cut, closing-cost help or a rate buydown.
Financing still sets the monthly payment. Freddie Mac's survey put the 30-year fixed rate at 7.18% as of November 5, 2026. At that rate, a buyer putting 20% down on the $599,714 city median would borrow about $479,771, with principal and interest near $3,250 a month before taxes, insurance and any HOA or CDD fees common in Horizon West and Hamlin.
What Winter Garden Sellers Should Expect
Accurate list prices still win. Redfin shows 10.1% of Winter Garden homes selling above list and about four in ten taking a price cut. In Hamlin, fewer listings cut price and a higher share sold above list when the home matched recent comps. Inventory is not scarce: Realtor.com counted 1,219 active listings in ZIP 34787 in October 2026, and the Stellar InfoSparks city single-family count was 452 with 3.60 months of supply. Redfin shows $255 per square foot citywide and $261 in Hamlin; Realtor.com shows $254 for ZIP 34787. A list price far above that range for a comparable home needs a concrete reason, such as a newer build, lake access or major upgrades.
