One Community, Four Very Different Price Bands
Independence — many longtime residents still call it Signature Lakes, its original name — sprawls across more than 1,300 acres of Horizon West between Lake Hancock and Lake Speer. Homes run from roughly 1,100 square feet to well over 5,000.
Publicly listed inventory in September 2026 shows a little over a dozen homes on the market at any given time, spanning from the mid-$300s to the low seven figures. Practically speaking, buyers sort into four bands:
- Townhomes — the entry point, typically 1,100 to 1,800 square feet, often with rear-loaded garages and alley access.
- Bungalow and mid-size single-family homes — three and four bedrooms on smaller lots, the bread and butter of the community.
- Larger single-family homes — 2,800 to 3,800 square feet, usually with a bonus room or loft, on the interior streets.
- Estate and lakefront homes — the Lake Speer and Lake Hancock frontage, where the pricing jumps sharply and the inventory is thin.
The practical takeaway: when you set a search alert for Independence, don't set one. Set four — one per band — or you'll drown in listings that were never relevant to you.
What the 34787 Numbers Actually Say Right Now
Zoom out to the zip code and the picture is steadier than the headlines suggest. Over the three months ending August 2026, the median sale price in 34787 was about $611,000, up 4.4% from the same window a year earlier, according to Redfin. Homes sold in a median of 42 days — essentially unchanged from 43 days a year ago — and 558 homes closed in August, up roughly 13% year over year.
Two numbers are worth sitting with. The sale-to-list ratio was 97.8%, meaning the typical seller took a small haircut off asking. And 39.1% of listings had at least one price cut, which sounds alarming until you notice that's down about three points from last year. Zillow's typical-value measure for the same zip sits closer to $575,000 and is off about 1.4% year over year — a different yardstick, but pointing the same direction.
Read together: prices are flat to modestly up, homes are moving at a normal pace, and buyers have room to negotiate without anyone panicking. That's a balanced market, not a crash and not a frenzy.
The Boat Ramp Is the Amenity People Underestimate
Independence has the standard Horizon West amenity package and then some: two clubhouses, two resort-style pools, fitness centers, tennis and basketball courts, two dog parks, and wide multi-use trails that actually connect the villages instead of dead-ending.
The one that moves the needle on resale, though, is the community boat ramp. Lake access without owning lakefront is genuinely rare in this corridor. If you've been pricing out Clermont or Windermere waterfront and flinching, an interior Independence home with ramp privileges is the compromise almost nobody shows you. Bring the kayaks, skip the seven-figure shoreline.
HOA, CDD, and the Line Item Buyers Forget
Independence carries both an HOA assessment and a CDD assessment. The HOA funds the amenities and common areas. The CDD is a separate community development district assessment that repaid the infrastructure bonds — roads, utilities, drainage — and it lands on your Orange County tax bill, not your monthly HOA statement.
That second one catches people. A buyer runs their monthly budget off principal, interest, taxes, insurance, and HOA, then gets a tax bill with a CDD line they never modeled. Fee levels vary by village and by home type — townhome assessments differ from single-family — so ask for the specific figures on the specific address before you write an offer, not after. It's a five-minute question that changes your real monthly number.
Verify the School Zone Before You Fall in Love
Independence Elementary sits right on New Independence Parkway, and Keene's Crossing Elementary serves parts of the area as well. Middle school is generally Bridgewater, and high school is generally Windermere High.
Emphasis on generally. Horizon West has grown fast enough that Orange County Public Schools has redrawn attendance boundaries more than once in the last decade, and two homes on opposite sides of the same street can land in different zones. Check the current OCPS boundary lookup for the exact address you're considering. Never rely on a listing remark, and never rely on what the neighbors told you three years ago.
How to Shop Independence Without Wasting Weekends
A few things we tell clients before their first tour:
Pick your village first. The community has distinct pockets with different build years, lot sizes, and walk-to-amenity distances. Decide whether you want to be near a clubhouse or near the water before you look at a single floor plan.
Ask the build year, then ask about the roof. Much of Independence went up between roughly 2006 and 2015. In Florida's current insurance environment, a roof's age is a real underwriting factor. Get that answer early.
Don't assume resale can't beat new. Established Independence homes come with mature landscaping, finished fencing, and screened lanais already in place — items you'd pay for as upgrades in a new build down the road.
Watch the days-on-market spread. In a 42-day median market, a home sitting at 90-plus days is either mispriced or has a condition story. Either way, that's leverage, and it's exactly where a good agent earns their keep.
